Currently well into the construction phase, when this complex is completed it will feature 150 units of affordable housing, with 25 units reserved for formerly homeless families. 11,000 sq. ft. of retail space will front 4th Street, and a rooftop garden, exercise room, and day care will be available to residents.

The building is seeking a LEED Gold certification for its high-efficiency heating/cooling, low-VOC materials used, and 75% construction waste diversion. However, with a two-story garage for its 1:1 parking ratio it's bound to lose some green cred.

Currently in the long Environmental Impact Report phase, this immense real estate project from the owners of the San Francisco Giants will turn surface parking lots into $1.6 billion worth of residences, offices, hotels and underground parking. They recently signed their first "Anchor" tenant, with the beer makers agreeing to occupy 212,000 sq. ft. of the adjacent Pier 48.
